A professional rental valuation ensures that you are getting the best return from your property. C&D offer no obligation pre-letting valuations and advice.

With listings on Rightmove, Zoopla, and OnTheMarket, targeted marketing via our in-house applicant mailing list, as well as an extensive social media coverage, we guarantee the best exposure for your property.

Legal Compliance

Our specialist property management team can guide you through the steps you need to take to ensure your property is fully compliant with all current legislation in Scotland and England.

Energy Efficiency

Our team is here to provide clarity and advice on Minimum Standards in both Scotland and England. We can arrange EPC’s on your behalf and assist with government funded schemes for improvements to your property where applicable.

Viewings and application process

Our professional agents can manage viewings on your behalf, handle application forms and discuss in detail the information required to help you make an informed decision on the right applicant for your property.

Tenancy Agreement

The Tenancy Agreement protects both the Landlord and the Tenant. In Scotland, your property will be let on a standard Private Residential Tenancy (PRT). In England, it will be an Assured Periodic Tenancy (APT).

Inventories

We include a schedule of condition produced by our experienced agents regardless of the service level you choose. Our detailed inventories can help protect your claim on a deposit should the need arise when a tenant vacates.

Deposit Protection

All deposits are required to be held in a Government approved scheme. Our agents will register and lodge the deposit for your property in an approved scheme, and they can advise on the scheme rules and procedures.

Rent Guarantee Insurance

We can offer Rent Guarantee Insurance to our Landlords on our Full Management and Rent Collection packages (subject to minimum eligibility requirements), providing extra peace of mind that your income is protected should the worst happen.

Regular Inspections

For our properties under Full Management, we carry out regular inspections, ensuring your property is well maintained and looked after. We can also provide this as an additional service for properties on our Rent Collection and Let Only packages, for an additional fee.

Landlord Fees

We believe in being clear and transparent about our fees. Our landlord fees vary according to the level of service you choose (Fully Managed, Rent Collection or Tenant Find).

Tenant Services provided by C&D Rural

At C&D we know how important it is to find the right property for you and your family. Our dedicated lettings team are here to assist you with every-step of the process.

We aim to match the right applicants with the best property and landlord for them, so unlike many agencies we do not operate on a first come first served basis. At C&D Rural, we take a personal approach to checking applications so we really get to know our prospective tenants and aim to build long term relationships.

Applicants registered on our database receive notification of new rental properties before they go online to give those who have registered their details with us the first opportunity to enquire on new listings. For the properties under our management, we offer a dedicated property App for you to download to your smart phone to notify us of maintenance concerns, monitor your rent payments and download tenancy related documents.

Securing your property

Referencing

We use a third party agency to carry out our tenant referencing. You may be required to provide an Employer’s reference, access through Open Banking, a Landlord reference, and photographic ID.

Holding Deposit (England Only)

The equivalent of one week’s rent is required to secure a property to yourself whilst the referencing process is undertaken. This amount will be deducted from the total Deposit held.

Tenancy Deposit

In England, your deposit can be up to the equivalent of 5 weeks worth of rent, and in Scotland the deposit can be up to the equivalent of 2 months worth of rent. This is paid prior to the commencement of the tenancy. Your deposit will be held with the Letting Protection Service in Scotland and with the Deposit Protection Scheme in England.

Rent

You will need to pay the first month’s rent up front following signing of the tenancy agreement and prior to moving into the property.
