Landlord Services Provided by C&D
We offer our landlords tailor-made, competitively priced Property Management Packages. From tenant find to rent collection to full management options, we aim to develop long term client relationships.
Unlike many agents, we don’t operate on a first come first served basis which means we can ensure we find the right tenant for your property which is hugely important; particularly with rural properties where the tenant might be living on your farm or close to your own home.
Our agents, with their excellent local knowledge of Cumbria, Dumfries and Galloway and the Scottish Borders, provide a comprehensive, personal service to our Landlords.
A professional rental valuation ensures that you are getting the best return from your property.
Our marketing service provides the best exposure for your property across a mix of national websites, social media and in-house mailing lists.
Our specialist property management team can guide you through the steps you need to take to ensure your property is fully compliant with all current legislation.
The legislation surrounding energy efficiency is always evolving and there is now a minimum energy efficiency standard (MEES). Our team is here to provide clarity and advice on the matter as well as help with government funded schemes for improvements to your property.
Viewings and application process
Our professional agents can manage viewings on your behalf and will take applications from suitable tenants before discussing the applications in detail with you.
The terms of the Tenancy Agreement are designed to protect the landlord’s right of possession and manage the tenant’s activities within the property. In Scotland your property will be let on a standard Private Residential Tenancy and in England on an Assured Shorthold Tenancy.
Although we don’t insist on an inventory, we do strongly advise that landlords have one completed as they are vital should you need to make a claim on the deposit once the tenant has vacated the property.
We use a specialist third party company to ensure a thorough and independent document is prepared at the best available cost to the Landlord.
Under current legislation in both Scotland and England, all deposits are required to be held in a Government approved scheme. There are different rules and procedures in Scotland and England but our agents understand the process and can vest the deposit on your behalf regardless of which side of the border you are on. This is included in all our fees.
Client Money Protection
All client money handled by C&D Rural on behalf of Property Management clients is protected by Client Money Protection Insurance.
C&D Rural have a pending Letting Agent Registration application in Scotland, ensuring we are fully compliant with all current legislation.
