Tenure
The land is offered for sale Freehold upon completion. The land is currently let on a written grazing licence which runs until 31st October 2019. Completion can be at any time but occupation of the land will not be available until after the end of the current agreement on 1st November 2019.

The Land

The sale of land near Papcastle Bridge offers 25.69 acres (10.40 hectares) or thereabouts and comprises 3 separate field enclosures currently sown down to grass. The block of land benefits from roadside access off the A66 and a natural water supply in field 5727. Field parcels 0116 and 2421 do not have a water connection. All parcels are very well fenced and there are livestock gathering pens situated in parcel 2421.

The land is classified as Grade 3 under the former MAFF Classification System and lies at approximately 115 feet above sea level.

Included in the sale are 10.40hectares of Non-SDA Basic Payments Entitlements and theses will be transferred to the successful purchaser upon completion of the sale.

Please note, for the avoidance of doubt the Fishing Lodge in field 5727 is excluded from the sale as it is being retained by the vendor.

Basic Payment Scheme(BPS)

All the land lies outwith the Severely Disadvantaged Area for the purposes of Basic Payment Scheme (BPS). BPS for 2019 has been claimed and the Purchaser(s) will be required to comply with the terms of the 2019 application and will indemnify the claimant against any breaches in the conditions in particular in relation to Cross-Compliance.

Included in the sale are 10.40 Non SDA Basic Payment Entitlements and these will be transferred to the successful Purchaser upon completion of the sale.

The transfer of Entitlements will be made upon completion of the sale and the entitlements will be transferred in time for the purchaser to utilise them for BPS purposes in 2020.

It is the responsibility of the successful purchaser to ensure that they are eligible to acquire entitlements under the terms of the BPS scheme. Transfers will be made in accordance with the regulations for the scheme and will be carried out as soon scheme regulations permit by C & D Rural for which a fee of £200 plus VAT will be payable by each transferee.
