Megdale Cottage, Westerkirk, Langholm, DG13 0NN

Sitting on a generous and elevated plot, overlooking the river, Megdale Cottage would be ideal for someone looking to renovate and put their own stamp on this property, either as a delightful home or as a holiday retreat. Very rare opportunity to acquire a remote cottage in a stunning location, in need of renovation.

House: Kitchen, Lounge, Utility Room, Bathroom and Two Double Bedrooms.

Outside: Shed, Large extensive garden, Off-road parking, Spectacular views of the valley.

Situation
Megdale Cottage is situated in the magical, secluded valley of the Meggat Water, birthplace of the renowned Scottish Engineer, Thomas Telford, born in 1757. It is 10 miles North West of the small town of Langholm, Dumfries and Galloway. Nearby is the village of Eskdalemuir on the River Esk with ready access to the surrounding hills and extensive forests which are ideal for walking and country pursuits. The village benefits from a café, shop and village hub offering Yoga and other classes, as well as being home to the Kagyu Samye Ling Monastery and Tibetan Centre, a worldwide tourist attraction.
Directions
Head North on A7 towards Langholm. Turn onto Thomas Telford Road and follow the B709 for 5.6 miles. At Bentpath, take a sharp right and cross the narrow bridge. Take an immediate left and follow the track for 1.4 miles. At the fork, turn right and follow the track up the valley for 2.4 miles. The property sits on the hill on your right hand side.

Formerly a shepherd’s cottage, the roof was raised in the 1980’s, creating the light and generous upstairs bedrooms and high ceilings which now characterise the cottage.

Due to the numerous possibilities offered by the cottage, the vendors have removed the dated kitchen and 1980’s fireplaces, leaving a “blank canvas”, in which the purchaser could install their own choice of heating, kitchen, log burning stoves etc. Once renovated the cottage will make a delightful 2/3 bedroom cottage, or subject to the necessary consents, could be extended to make a larger property due to the good sized garden grounds around the cottage.

The cottage enjoys full morning sun at the rear, and afternoon and evening sun on the front. Walks and wildlife, as well as several secluded spots for wild swimming, are all on your doorstep in this lovely valley.

The vendors are happy for interested parties to obtain their own survey report if they desire. This property does not have a home report due to there being no heating system in the property currently.
