Introduction

The sale of land at Tarraby offers a rare opportunity to purchase good quality grazing/mowing land on the edge of Tarraby in close proximity to the City of Carlisle.  The land is all sown down to permanent pasture grassland and split into four separate enclosures.

The land is offered for sale in two separate lots or as a whole.

Lot 1 extends to 24.48 acres (9.91 ha) and comprises of three separate enclosures of land, this parcel of land has a guide price of £245,000.

Lot 2 is a single parcel of land extending to 10.28 acres (4.16ha).  This parcel of land does benefit from a legal agreement to be accessed from a block of land in third party ownership when/if it is developed, subject to the relevant planning permissions being obtained. Lot 2 has a guide price of offers over £130,000.

The Land

The sale of land at Tarraby, Carlisle offers for sale 34.76 acres (14.07ha) or thereabouts in two separate lots.  Both lots benefit from roadside access and are generally well fenced throughout.

The lots are best described as follows:

Lot 1 – 24.48 acres (9.91 ha)

Lot 1 consists of three adjoining field enclosures with the benefit of roadside access off the council maintained highway.  The land also benefits from an access track running along its northern boundary.  This track has not been used for several years and has become overgrown, but is still an additional bonus to the sale lot.  The block of land is all sown down to permanent pasture and benefits from a natural and a mains water supply.

The land lies between 25-20m above sea level.

Lot 2 – 10.28 acres (4.16ha)

Consists of a single field enclosure currently sown down to permanent pasture.  The land benefits from roadside access off the council maintained highway and is well fenced.

The field parcel benefits from a mains water supply which is fed by the same mains supply pipe as Lot 1. If the parcel is sold separately from Lot 1, the purchaser of Lot 2 will be duty bound to fit a sub-meter to the trough and pay the owners of Lot 1 for the water usage when demanded.

Lot 2 is quite unique as it also has the possible potential for development in the future, subject to the relevant planning permissions being obtained.  The potential of development may be possible due to the land having the right to a road link, from the west side of the City of Carlisle, should the field to the west(in third party ownership) of Lot 2 be developed.  The field to the west was previously sold by the Vendor and a right to vehicular and pedestrian access from it was retained in the favour of Lot 2 (This is shown on the sale plan by a yellow hatched area).  The right to take services across the field to the west of Lot 2 was also granted in favour of Lot 2.  Obviously the vendor cannot guarantee that the field to the west will be developed.

Lot 2 sits approximately 30m above sea level.

Basic Payment Scheme (BPS)

The land is currently registered under the Basic Payment Scheme and the Entitlements will be included with the sale.  For the avoidance of doubt the land is not entered into any Environmental Schemes.

All the land lies outside the Severely Disadvantaged area for the purposes of BPS Scheme.  BPS for 2020 has been claimed and the purchaser(s) will be required to comply with the terms of the 2020 application and indemnify the claimant against any breaches in the condition in particular in relation to Cross-Compliance.

Included in the sale are the following entitlements:

Lot 1 – 9.91ha of Non SDA Basic Payment Entitlements

Lot 2 – 4.16ha of Non SDA Basic Payment Entitlements

The transfer of entitlements will be made upon completion of the sale and the entitlements will be transferred in time for the purchaser to utilise them for BPS purposes in 2021.

It is the responsibility of the successful purchaser to ensure that they are eligible to acquire entitlements under the terms of the BPS Scheme.  Transfers will be made in accordance with the regulations of the scheme and will be carried out as soon as scheme regulations permit by C & D Rural for which a fee of £250 plus VAT will be payable by each transferee.

Tenure
