The sale of land at Tarraby, Carlisle offers for sale 34.76 acres (14.07ha) or thereabouts in two separate lots. Both lots benefit from roadside access and are generally well fenced throughout.
The lots are best described as follows:
Lot 1 – 24.48 acres (9.91 ha)
Lot 1 consists of three adjoining field enclosures with the benefit of roadside access off the council maintained highway. The land also benefits from an access track running along its northern boundary. This track has not been used for several years and has become overgrown, but is still an additional bonus to the sale lot. The block of land is all sown down to permanent pasture and benefits from a natural and a mains water supply.
The land lies between 25-20m above sea level.
Lot 2 – 10.28 acres (4.16ha)
Consists of a single field enclosure currently sown down to permanent pasture. The land benefits from roadside access off the council maintained highway and is well fenced.
The field parcel benefits from a mains water supply which is fed by the same mains supply pipe as Lot 1. If the parcel is sold separately from Lot 1, the purchaser of Lot 2 will be duty bound to fit a sub-meter to the trough and pay the owners of Lot 1 for the water usage when demanded.
Lot 2 is quite unique as it also has the possible potential for development in the future, subject to the relevant planning permissions being obtained. The potential of development may be possible due to the land having the right to a road link, from the west side of the City of Carlisle, should the field to the west(in third party ownership) of Lot 2 be developed.
