The two enclosures of land both have good access and frontage to the public road and are watered from field troughs fed from the mains supply and charged on an annual trough basis. Both fields have an easily worked soil with stock pens and about 200 metres of frontage to the River Lyne on Lot 1 and a fenced off small wetland area within Lot 2.

Location The land is situated at Jenet’s Hill, Longtown and lies just off the A6071 Longtown to Brampton Road and about 2 miles south east of Longtown and 8 miles north west of Brampton with Carlisle and Junction 44 on the M6 Motorway lying about 5 miles to the south. The position of the land is shown circled in red on the attached Location Plans.

Description The land extends to 32.31 acres (13.08 hectares) in area and is offered for sale by public auction in Two Lots and as a Whole.

Lot 1 extends to 12.23 acres (4.95 hectares) in area and is shown outlined in red and coloured in blue on the attached Sale Plan. It comprises one enclosure of permanent grassland extending to 11.74 acres (4.75 hectares) and includes stock pens and about 200 metres of frontage and half of the bed of the River Lyne adjoining this land. Lot 2 then extends to 20.08 acres (8.13 hectares) in area and is shown outlined in red and coloured in pink on the Sale Plan. It comprises of one large enclosure of arable grassland and includes an area of fenced off wetland adjoining the public road. Guide Price £160,000

Basic Payment Scheme The land is all registered with the Rural Payments Agency (RPA) and is eligible for payments under the Basic Payment Scheme (BPS) and 12.86 hectare units of non SDA entitlement are included in the sale with 4.74 hectare units apportioned to Lot 1 and 8.12 hectare units apportioned to Lot 2. These entitlements will be transferred across to the purchaser(s) upon completion of the sale, provided they are eligible to receive entitlements and claim BPS. These will be available for their use under the Basic Payment Scheme for 2019 and thereafter.

Boundaries The ownership of the boundaries, as far as they are known, are shown on the attached Sale Plan with the usual ‘T’ marks.

Sporting and Mineral Rights The sporting and mineral rights, insofar as they are owned by the Vendor, are included in the sale of each Lot.

Wayleaves, Easements and The land is sold subject to and with the benefit of all reservations,
Rights of Way easements, rights of way and other matters, whether public or private and whether constituted in the title deeds or not. These include an easement for an existing large diameter underground gas pipeline and a wayleave for an existing electricity line and poles running through Lot 1. There is also an easement for a private water pipe through Lot 2 which runs along the field side boundary of the minor public road leading from the A6071.
