The Accommodation
Gardeners Cottage has been extensively refurbished by the current owners and offers immaculately presented accommodation for a couple or young family.  Privately located on the outskirts of Eskdalemuir in Castle Oer.

The front door opens up onto the welcoming entrance hall with access to all the rooms and several built-in cupboards. The Dining Kitchen is a perfect space for entertaining and benefits from modern wall and base units, integrated oven and induction hob with overhead steel extractor as well as a door to the garden.  The spacious sitting room has an open fireplace with potential to install a wood-burning stove. There are three double bedrooms, two of which have built in wardrobes. The recently replaced bathroom offers a bath with over-head shower, w.c. and basin.

The outbuildings benefit from an electricity supply and offer excellent storage space.

Outside there is an extensive garden to the front and rear of the house, principally laid with grass and offering excellent scope for flower beds or a vegetable patch. A newly laid decking area completes the rear garden and provides ideal outdoor entertaining space to make the most of the expansive views and evening sunshine. There is off-road parking to accommodate 4 vehicles to the side of the house.

Given the size and privacy of Gardeners Cottage, this type of property is rarely welcomed to the market and, therefore, viewings are highly recommended.

Eskdalemuir is a village in rural Dumfriesshire on the River Esk with ready access to the surrounding hills and extensive forests which are ideal for walking and country pursuits. The village benefits from a café, shop and village hub offering Yoga and other classes, as well as being home to the Kagyu Samye Ling Monastery and Tibetan Centre, a worldwide tourist attraction.

The area is renowned for game fishing, shooting and cycling and the surrounding countryside is a haven for walkers and hill climbers. There are many options for Mountain Bikers available in the area with 2 of the world class 7Stanes routes within a short drive at Ae Forest and Newcastleton. The property is situated close to Castle O’er Forest with cycling trails and walks and an impressive Iron Age Hill Fort.

Langholm, a short 10-15 minute drive to the south east, has primary and secondary schooling, a number of independent shops, banks, supermarket, theatre, hotels, bars and restaurants along with the Buccleuch Centre, which is the premier music and arts venue in the South of Scotland. The town also has a sports centre and a 9 hole golf course.

A wider range of amenities can be found in Lockerbie, 14 miles to the west or the city of Carlisle (approx 26 miles to the south) which has a railway station on the Westcoast mainline connecting the region to Central London in just over 3 hours. The A7 in Langholm, also provides a very good link to the M6 motorway at Carlisle around 30 minutes away. The surrounding countryside is famous for its beauty and its wealth of sporting and recreational opportunities.

Directions:  From Langholm take the B709 to Eskdalemuir, follow the road for 8 miles, at the bend in the road turn left before the bridge on the unclassified road for approximately 3 miles and the property is located on your right.
