FEES FOR LETTING SERVICES IN ENGLAND

FEES TO TENANTS

Application Fee - £50 inc VAT for the first applicant and £25 inc VAT per additional applicant or guarantor.

The application fee is payable only by the chosen applicants who are acceptable in principle to a landlord prior to obtaining references. Fees paid by other applicants will be refunded provided credit checks and references have not been obtained.

FEES TO LANDLORDS
Let Only Service:
This service requires the landlord to manage the property and monitor future rent collection, reducing letting costs and particularly suits landlords who live close to the let property. The fee for this service is: £300 inc VAT

Rent Collection Service

In addition to the above we are able to provide a rent collection service which includes:

For this service we charge an initial set-up fee of £240 inc. VAT plus 6% inc. VAT of the monthly rents collected.

Full Management Service:
In addition to the above we can also carry out a full management service for which the fee is: 
£240 inc VAT and 10% of the rents collected plus VAT

In addition to the features of the Let Only and Rent Collection services, under the Full Management Service we:-

We can arrange for Energy Performance Certificates and Gas Safety Certificates to be prepared by external contractors. These are charged at cost, currently £75 and £72 respectively (including VAT where applicable).

We can also arrange for electrical contractors to quote for preparation of Electrical Safety Certificates, where required.

Inventory - An Inventory is required for part or fully furnished properties in order to prevent disputes at the end of the tenancy agreement. Inventories need to be detailed and can be time consuming to prepare. If you require C & D Rural to prepare an Inventory, then there will be an additional charge for preparing the Inventory and also for checking the Inventory at the commencement or at the end of the tenancy. The price for this service will vary according to size and type of property -
